Conroe had more sales even with fewer homes for sale

That combination, more sales and fewer choices, tells you demand held up in Conroe even as inventory pulled back. If you own here, that is worth knowing. If you are buying, it means going in clear on price and timing matters more than it did last year.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a steady, measured gain nationally. Conroe's sales picture is moving in the same direction, though each ZIP code tells its own story.

How each ZIP code read

The three Conroe ZIP codes, 77302, 77304, and 77384, each moved differently. Sales rose in two of them. Prices moved in different directions. Days on market stretched a bit in all three. Here is what the Real Estate Data Aggregator counted for each one.

Sales went up in 77302 and 77384

In ZIP 77302, the Real Estate Data Aggregator counted 262 homes sold, up 27.8% from the same three months in 2025. Pending sales there rose 9.6% as well. The median sale price came in at $345,645, down 4% from a year before. Homes for sale fell 11.5%.

In ZIP 77384, the Real Estate Data Aggregator counted 156 homes sold, up 22.8%. The median sale price was $412,500, down 5.6% from a year before. Months of supply there stood at 2.9, the tightest of the three ZIPs. That ZIP also had the fewest days on market: 53, though that was 23 days longer than the same period last year.

In ZIP 77304, sales dipped a little. The Real Estate Data Aggregator counted 232 homes sold, down 4.1%. The median sale price was $356,000, up 0.8% from a year before. That is the only ZIP where prices edged up year over year. Homes for sale fell 24.3%, the steepest inventory drop of the three.

Homes are taking a little longer to sell

Across all three ZIPs, the median days on market stretched compared with a year ago. ZIP 77384 added 23 days and still had the shortest wait at 53 days. ZIP 77304 added 20 days and landed at 77. ZIP 77302 added 8 days and came in at 92.

Fewer homes went under contract within two weeks of listing in every ZIP. In 77302, that share was 9.1%, down 8.8 points. In 77304 it was 13.5%, down 8.1 points. In 77384 it was 16.4%, down 12.5 points. Buyers are taking a bit more time, even as the overall number of sales rose.

Sellers are still getting close to their asking price

In all three ZIPs, the average sale price came in at 97% or above of the list price. ZIP 77302 was the highest at 97.9%. That is a solid result. It does mean pricing well from the start still matters. Only about 6% of homes sold above list price in any ZIP.

Nationally, Realtor.com reported that 20.8% of listings had a price cut in September, the highest share since October 2022. Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. Those are national figures. They are worth knowing as context, and your own street may read differently.
