Conroe sales rose even as fewer homes came to market

That combination tells you something clear. Buyers are still active in Conroe. And with fewer fresh listings meeting that demand, the homes that are priced well are the ones that move.

The Real Estate Data Aggregator counted 765 new listings across Conroe's three ZIP codes in the three months ending July 31, 2026. That is 13.1% fewer than the same months in 2025. Sales still climbed 13.2%. Pending sales rose 2.4% as well. Buyers did not step back when choices got thinner.

For context beyond Conroe: the Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026. Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. And mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. Conroe's sales growth happened inside that backdrop.

ZIP 77302: the most sales, the fastest pending growth

The Real Estate Data Aggregator counted 262 homes sold in 77302, up 27.8% from a year before. That was the largest sales jump of the three ZIP codes. Pending sales rose 9.6%. The median sale price came in at $345,645, down 4% from 2025. Homes took a median of 92 days to sell, 8 days longer than last year. Sellers averaged 97.9% of their list price, up 1.3 points. Only 9.1% of homes went under contract within two weeks of listing, down 8.8 points. New listings fell 7.1%, yet sales still climbed.

ZIP 77304: steady price, fewer listings

The Real Estate Data Aggregator counted 232 homes sold in 77304, down 4.1% from a year before. That is the one ZIP where sales dipped. The median sale price held at $356,000, up just 0.8%. Homes took a median of 77 days to sell, 20 days longer than last year. Sellers averaged 97.5% of their list price. New listings fell 21.6%, the steepest drop of the three ZIPs. Homes for sale fell 24.3%. Supply tightened, even as sales eased a little.

ZIP 77384: quickest pace, lowest supply

The Real Estate Data Aggregator counted 156 homes sold in 77384, up 22.8%. The median sale price was $412,500, though that was down 5.6% from a year before. Homes here took a median of 53 days to sell. That is the shortest time of the three ZIP codes. Months of supply sat at 2.9, also the lowest of the three. Nearly 1 in 6 homes went under contract within two weeks of listing, at 16.4%. Sellers averaged 97.8% of their list price.

What this means if you own a home in Conroe

Sales rising while listings fall is a signal that demand held up. Sellers in 77302 and 77384 saw strong sales volume. Sellers in 77304 saw tighter inventory, which can support prices even when sales ease. The median price in 77304 rose 0.8%, small but positive. Across all three ZIPs, sellers averaged between 97.5% and 97.9% of their list price. That is a narrow range, and it says pricing still matters a great deal.

Days on market did lengthen in every ZIP, by 8 to 23 days compared with 2025. That is an honest admission worth knowing before you set your timeline. Homes are still selling. They are just taking a little longer than they did a year ago.

What this means if you are buying in Conroe

Fewer new listings came to market, down 13.1% across Conroe. Homes for sale fell 16.4%. That means less to choose from. At the same time, mortgage rates topped 7% nationally, according to Realtor.com. Those two things together mean the homes that fit your needs and your budget are worth moving on when you find them. The Federal Housing Finance Agency put U.S. price growth at 2.6% year over year through July 2026. Prices here are not falling broadly.
