Montgomery sales jumped even as new listings barely changed

That gap between sales and new supply is the story. Buyers are closing on homes faster than sellers are adding them. If you own in Montgomery, that helps explain why buyers are still showing up. If you are buying, it means good homes are getting attention even with more choices on paper.

The Real Estate Data Aggregator counted 854 closings across ZIPs 77356 and 77316 combined in the three months ending July 31, 2026. That is up 46% from the same months in 2025. New listings across those same two ZIPs rose only 3.6%, to 1,068 homes. Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes for sale. Montgomery outpaced that on the sales side by a wide margin.

Pending sales tell a similar story. The Real Estate Data Aggregator counted 809 homes under contract across Montgomery, up 16.4% from a year before. Contracts signed now become closings in the weeks ahead. That number points to continued activity through the summer.

The two ZIP codes tell different stories

Montgomery covers two ZIP codes, and they moved differently this period. It is worth knowing which one your home sits in.

In ZIP 77356, the Real Estate Data Aggregator counted 300 homes sold, up 22.4%. The median sale price came in at $384,500, up 1.5%. Homes for sale actually fell 12.4% from a year before, to 481. That tighter supply helped keep things moving. Median days on market was 63, which is 6 days longer than the same period last year. Not every home sold fast, but sellers were still closing.

In ZIP 77316, the Real Estate Data Aggregator counted 554 homes sold, up 62.9%. The median sale price was $410,371, up 11.1% from a year before. Homes for sale rose 18%, to 857. More choices did not stop buyers. Days on market came in at 78, which is 24 days longer than the same period last year. Sellers in this ZIP are pricing into a market with more competition, and that is worth knowing before you pick a number.

In ZIP 77356, buyers paid an average of 97.3% of list price, up 0.6 points from a year before. In ZIP 77316, buyers paid 95.9% of list, down 0.7 points. Both numbers say sellers are getting close to what they ask, but pricing well still matters. In 77316 especially, a home priced a little high is more likely to sit.

Nearly 1 in 5 homes in ZIP 77356 went under contract within two weeks of listing, and that share grew 1.1 points from a year before. In ZIP 77316, 12.7% of homes did the same, but that share fell 8.8 points from a year before. More inventory in 77316 means buyers have room to look around before they commit.

One thing to keep in mind on rates

Mortgage rates are higher than they were earlier this year. CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.30% as of September 30, 2026. That is real, and buyers feel it. Even so, Montgomery's sales numbers held up well in the three months ending July 31, 2026. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. That is a national figure. Your ZIP code's story may read differently.
