One part of The Woodlands is moving much faster than another
The Woodlands is one community, but it is not one market. The Real Estate Data Aggregator tracked every home sold here in the three months ending July 31, 2026, and the speed numbers are far apart depending on where you live. That matters whether you are pricing a home to sell or deciding how quickly to make an offer.
The speed gap is real
In ZIP 77381, the Real Estate Data Aggregator counted 42.8% of homes going under contract within two weeks of listing. In ZIP 77384, that share was 16.4%. That is a 26-point difference inside the same community.
Goodness, that is a wide range. If you are a buyer in 77381 or 77382, nearly 4 in 10 homes were gone within two weeks. In 77384, fewer than 2 in 10 moved that fast. You have more time in some parts of The Woodlands, and very little in others.
Days on market tell the same story
ZIP 77381 and ZIP 77382 both sat at a median of 20 days on market. ZIP 77384 was at 53 days. That is more than a month longer. Pricing and preparation look very different at 20 days versus 53.
Prices moved in different directions, too
ZIP 77385 saw the median sale price rise 7.8% year over year, to $375,000. ZIP 77381 rose 2.9%, to $600,000. The other five ZIPs all saw prices dip, with 77384 and 77389 each down more than 5%. Prices did not all move the same way, and the direction depends on your street.
The wider picture: price cuts are common right now
Realtor.com reported that 20.2% of listings in the Houston-Pasadena-The Woodlands metro had price cuts in September 2026. That is roughly 1 in 5 sellers adjusting their number after listing.
Realtor.com also put the median home price in this metro at $353,995 in September 2026. Mortgage rates topped 7% that same month, according to Realtor.com. That combination puts real pressure on buyers and means sellers need their price right from the start.
Renting is not a simple alternative right now either. Realtor.com reported the median asking rent in the Houston-Pasadena-The Woodlands metro at $1,373 in August 2026, down 2.7% from a year before. Rents are easing a little, but that context is worth knowing if you are weighing your options.
Supply is tightening across The Woodlands
The Real Estate Data Aggregator counted 1,236 homes for sale across The Woodlands in the three months ending July 31, 2026. That was down 7.3% from the same months in 2025. New listings fell 8.7% over the same stretch, to 1,610.
More homes sold than a year ago, and fewer are sitting on the market. That is good context. But pending sales slipped 2.5%, which is worth watching.
What this means for sellers
If your home is in 77381 or 77382, buyers are moving quickly. Pricing it well from day one matters most. If your home is in 77384, you have more time, but the data shows prices there dipped 5.6% and days on market rose 23 days year over year. A thoughtful prep plan and a realistic price are your best tools.
What this means for buyers
In the faster ZIPs, nearly half of homes were gone in two weeks. If you are shopping in 77381 or 77382, being ready to move is important. In 77384, you have more room to consider your options. Knowing your ZIP before you start looking helps a lot.
